The unique human quality of hand-drafted plans is almost a thing of the past.
During the pre-construction phase and for a fee, all plans will be personalized based on your consultations with our owner, Tom Kerschl. This allows the homeowner to work with Tom and freely sketch and dream up ideas without being constrained by dimensions and numbers. It’s a more creative and intuitive process that allows the homeowner to make decisions and adjustments on the layout in real time.
All plans are drawn to scale and submittable to the city for permitting.
If you are in need of plans and not ready to move forward with construction, Tom is able to produce the plans you need for estimating and construction.

Location: Chesapeake Size: Game room 352 sqft, Deck 400 sqft Duration: 3 Months Scope of Work: Design and build. construct a game room with Silverline windows, Andersen sliding door, vinyl siding, architectural shingles, plaster ceiling, thin brick wall and a Mitsubishi mini-split HVAC unit. Pressure treated deck designed by TK Paragon.
Shed
Location: Norfolk Size: Shed 240 sqft , Covered porch 96 sqft Duration: 2 weeks Scope of Work: Design and build a shed with an unfinished interior. Silverline windows, Thermotru French door, architectural shingles, cement siding, Azek exterior trim, concrete pavers
Garage Conversion
Location: Norfolk Size: 336 sqft Duration: 3 weeks Scope of Work: Design a complete garage conversion. Remove and dispose of the overhead garage door and sheetrock. Place an insulated slab on the existing garage floor to meet the floor elevation at the house. Insulate the exterior walls, Pella windows, new electrical receptacles, recessed lights, drywall and LVP flooring
Kitchen Addition
Location: Norfolk Size: Addition 220 sqft, Remodeled 1100 sqft Duration: 6 months Scope of Work: Design and build a kitchen addition with complete interior renovations. Remove and dispose of the existing kitchen and utility room, install a structural beam, place concrete footings, CMU foundation, frame addition, Andersen windows, custom cabinets, quartz counter tops, Tile floor. Remodel 3 bathrooms, 3 bedrooms living room and dining room
Chesapeake Addition
Location: Chesapeake Size: Addition 384 sqft, Remodeled 288 sqft Duration: 3 ½ Months Scope of Work: Design and build a kitchen and family room addition. Remove and dispose of the existing deck, masonry chimney and fireplace, construct an “open concept” kitchen and living room. Simonton windows, cement Hardi-lap siding, Architectural shingles, custom cabinetry with granite counter tops. Plastered walls and ceilings, engineered flooring, recessed lights and electric fireplace.
Norfolk Addition
Location: Norfolk Size: Addition 640 sqft, Remodeled 340 sqft Duration: 4 ½ months Scope of Work: Design and build. Remove and dispose of the existing family room addition, construct a new family room, utility room and master suite. Remodel existing kitchen for an open concept space. New kitchen cabinetry, quartz counter top, hardwood flooring, recessed lighting, HVAC unit, gas fireplace, tiled bathroom.
